Formula

Biweekly Payment = Monthly Payment ÷ 2 (paid 26 times per year = 13 full payments annually)

Worked Example

A $300,000 loan at 6.5% for 30 years: monthly payment is $1,896. Switching to $948 biweekly saves about $82,000 in interest and pays off the loan roughly 5 years earlier.

Frequently Asked Questions

How does biweekly mortgage payment work?
Instead of making 12 monthly payments per year, you make 26 half-payments. Since each payment is half your monthly amount, 26 half-payments equal 13 full monthly payments per year — one extra payment annually — which reduces your balance faster.
Why does biweekly payment save interest?
Each half-payment reduces your principal sooner than a full monthly payment would. Because interest accrues on the remaining balance, paying down principal faster means less interest compounds over the life of the loan.
Are there fees or penalties for biweekly payments?
Some lenders charge a setup fee or recurring fee for biweekly payment programs. Others allow it for free. Always check with your lender first. You can also simulate biweekly payments yourself by making one extra monthly payment per year.
Is lump-sum extra payment better than biweekly?
Both reduce interest. Biweekly payments spread the extra payment across the year, while a lump sum applied early in the year saves slightly more interest because it reduces the balance sooner. Choose whichever fits your cash flow.
Does biweekly work in months with 5 Fridays?
Standard biweekly programs are based on 26 half-payments per year regardless of how the calendar falls. The extra half-payment in a 5-Friday month is already factored into the annual total of 26 payments.
What are the pros and cons of biweekly payments?
Pros: pay off your mortgage years earlier, save thousands in interest, build equity faster. Cons: requires consistent discipline if not automated, some lenders charge fees, and the cash flow difference is small each period but adds up over time.
